Estate Agent Duties And Property Sellers

Posted by Prettyone in Consumer

Witham is a town located in the county of Essex and in the country of England. Its early history can be traced to roman times with a considerable temple structure; its roman importance was assured due to its preferential position along the Colchester London road. This position remains today and Witham is still as popular with commuters now as it was two thousand years ago, naturally this means that property in the town is highly desirable; subsequently estate agent numbers in the area are also high.

As a homeowner, and seller however it can be difficult to understand exactly what responsibilities your estate agent should be fulfilling? Hopefully the following article will give sellers the key information that will allow the assessment of different estate agent services.

The first and major concern is the hours in which the agent will operate. Some agencies will still shut at around five in the afternoon although increasingly they are staying open longer in order to supply services out of regular office hours. This is why it is essential to find an agency that will stay open well into the evening, for most people, viewing houses during the day is simply not an option. Another time that the agent should be operating is over the weekends, Saturdays are naturally a prerequisite but it is also preferable to have an agency that is willing to open on Sundays. For the more conscientious it is advisable to ask which staff members work over the weekends, preferably full time workers are the best option.

Understandably as a seller it is important to look at how the agency pricing system is calculated. The best outcome is an agent who operates on a no sale, no fee basis. This simply means that if the agent fails to sell the property they do not receive a penny. Obviously this is preferable to paying for services even if they are not successful.

One of the key responsibilities of any estate agent is to advertise and market a property effectively. This should be the one of the seller’s major concerns as it represents how the property is viewed by potential buyers. Most agencies will utilise the normal channels; mediums such as the shops window and local newspapers are still extremely useful for the regional audience. More widely however modern mediums such as the internet and more specifically property portals are a successful way to advertise a property on a national and even an international basis. Before the property is marketed however the agent must take photographs of the house or flat that show it in a good light as well as writing effective literature to entice buyers.

Agents will normally give an indication of the most realistic asking price although this choice is still ultimately the seller’s. At this stage the agent should be using their knowledge of the local property market; in this case Witham, to assess the property and compare it to similar properties in the local area. This is an essential part of the process as making the price too high can put buyers off while pricing too low can lose the seller thousands in the eventual sale.

It is hoped that this article has given homeowners a decent idea of the responsibilities that must be performed by an estate agent whilst also explaining the property selling process. This information is not just purely focussed upon the Witham area but instead should be used more widely, in a general manner.

Property expert Thomas Pretty looks at how consumers can get the most from estate agent Witham services in terms of prices and their responsibilities.

Choosing Estate Agents; Seller’s Guidance And Advice

Posted by Prettyone in Consumer

Estate agents are often employed in the buying and selling of property. With so many agencies out there however it is difficult to choose one, comparing services is obviously essential although there are many other key considerations that must be made. Picking the right agents can mean a smooth transition between properties while the incorrect selection can mean a number of unsuccessful deals and more stress for the homeowner. It is hoped that the following advice will give sellers the key information they will need in order to choose between different estate agents.

The first and most important thing to remember is that with much in life you get what you pay for. Fees are understandably an important part of the process but in most cases they are negotiable. It is important to realise however that the fees you pay will bear a direct relation to the service you receive. The general rule of thumb, although not always the case is that the less money you pay in fees will result in poorer services. This is why it is important when haggling with agents to barter for a realistic price and not simply the cheapest. In addition ask them exactly what you get for your money, how they will market the property and how they will entice buyers. Only through assessing this will you be able to find out the value for money you will be receiving.

Secondly, always take your reading glasses when visiting estate agents. Selling property is always complicated and hence a great deal of paperwork is integral to the process. Contracts are a necessary evil that must be undertaken and filled in properly. Reading them in their entirety is vital, skipping a clause could work out to be extremely costly. One of the clauses to avoid is a sole selling agreement; this will tie you to a particular agent for a period time, it also means that if you sell the properly outside of the agents control you must still pay their fees.

Many homeowners believe that by employing as many estate agents as possible the chances of selling their property will be increased. This however is not always the case, there is an element of ‘too many cooks’ when it comes to selling property, with agents pulling in different directions all fighting for the commission. In addition if one agent realises that you are doing this their effort may be reduced in terms of marketing. A final point on the multi-agency approach is that with numerous signs dug into the lawn buyers are often left with the impression that you are desperate to sell, the result being smaller offers. That said, there is no guarantee that two or more agents will not work together well; if they are able to pool their resources it can have a successful outcome. This however is a rarity in the property industry.

When selecting agents the best course of action is to interview each as if they were applying for a job. Essentially that is exactly what they are doing, applying to sell your home and make money from that sale. During this interview process it is important to remain methodical and logical; there is little point in holding misconceptions and being judgemental, after all the most practical decision is usually the best one. Practicality does however have limits; if an agent makes you feel wholly uneasy in their presence it is rarely worth using them; if they gave you this impression, just consider the impression being given to potential buyers?

Hopefully this article has gone some of the way to explaining the decision making process involved in choosing an estate agent. With a careful and conscientious approach it should be possible to find a great service, additionally if you can get a personal recommendation, take it; good customer service travels far. With this information it should be possible to find that dream home and sell your own with the minimum of stress and effort.

Property expert Thomas Pretty looks into the decisions that must be made when selecting estate agents in order to secure a great deal and service.

One Of My Favorite New Gadgets Available!

Posted by KristiAmbrose in Consumer

At least for the moment anyway. There are constantly gadgets and new technology popping up every single day. From iPods that fit in your back pocket and fit 4000 songs, to James Bond watches that actually do James Bond “stunts” to 3 inch laptops, we really have a lot of different things to choose from. If I was a billionaire, I would spend all my money on fast cars and gadgets. Lots and lots of gadgets! In this article, I’m going to list my favorite gadget of the moment.

Video Glasses are really starting to become incredibly popular. I first found out about these when I was on a plane heading to the south of Florida, they had one of these little gadget sky mall magazines, and as I was flipping through it I found these cool little video glasses. At first look your either going to ooh and ahh or you’re going to completely miss the point and sigh about “another” ridiculous gadget hitting the shelves. For your information, these glasses are awesome! So how do they work? Simple, these glasses can be connected to your PC or laptop through the VGA and or AV jack and function as a monitor to play games online or watch movies online. You can also use these glasses to connect to your video game console and watch the game through the glasses.

By “through” the glasses I mean, there is a small virtual screen “in” the glasses, when you look straight ahead or in some cases side to side, you can see the video being played as well as hear the sounds through tiny speakers that are implanted on the glasses. Listed below are some of the specs for these virtual glasses:

Video Glasses 80′ EVG920D

These things are just incredible, and honestly the price isn’t half bad either, your looking at around $300. I kind of like the price because for one thing you know they aren’t going to be some cheap product that is going to break the next day and for two you know this product is made for stability, comfort, usage, and convenience. If it was $15, I would be a little worried personally!

Here are a couple other video gasses you can also take a look at. All of these vary in prices as well as specs and accessories:

Short On Cash? Swap Stuff Online

Posted by Zachthompson in Consumer

If you don’t have the money you need to purchase the items you want don’t fret. Instead, consider trading items that you no longer need for items that you want. The Internet has created a worldwide marketplace in which to swap stuff. You can find items that you no longer need or use and find someone to swap with.

The idea for swapping items is indeed an old one. From the beginning of civilization people have been trading what they have for things they need from others. Originally this was done to cover the basic needs of food, shelter and clothing. Today the idea to swap stuff is made much easier with computer access. This enables you to find people located anywhere in the world who want to swap stuff with you.

There are many items or services that you can swap for other things. The items that you want to swap don’t need to be related in any way to the items you want in return but they can be. The main idea behind swapping is that you’ll get a fair “price” for your items in return for what you want or need. Ideally both parties will end up with a good deal. Both people will have gotten rid of something they didn’t need in exchange for what they want.

The idea of swapping stuff makes it easy for you to get things you need even if you don’t happen to have the extra spendable cash lying around. You don’t need money in the bank in order to swap stuff. All you need is the desire to swap and the items you want to swap. Of course you’ll get more in return for items that are more desirable and that are worth more. New items and those that are hard to find will get you the most in return.

No matter what items you have to swap you can be sure that somewhere there is someone who wants your item. The key is finding the right person to swap with. They must have something you want and must want something that you have. While more obscure or strange items can take longer to swap you should still be able to find a good deal.

To start out swapping things you’ll need to find some items that you want to part with. Some people clean out their closets, garages or basements to locate items that they no longer need. Others use items that they actually produce themselves. If you have a business you can effectively swap items that you make for other products or services.

Getting the hang of swapping stuff is easy. Once you start you’ll find that it is fun and interesting. Remember to keep in mind a value of what you feel your item is worth; however don’t overprice your items. Once you have a figure in mind you can think about what you need or want in return. The item should have an approximately similar value. You can combine items to create a larger package. Don’t settle for trading for an item you really don’t want. Consider each offer before making a hasty decision.

Guidelines For Hiring A Painting Contractor

Posted by Nicky67 in Consumer

As a painting contractor for many years, I have heard many stories from customers about their past experiences with hiring painting contractors. Many customers have told me that they have lost money from people who claim to be professional painting contractors, obtain a deposit from the customer and then never return to complete the job. Another story that I hear quite often from customers is that they have hired a painting contractor in the past without checking their references and once the painter began to work, their work was so bad that the customer had to ask them to leave. In this article I will tell you how to avoid some of the pitfalls when you decide to hire a professional painting contractor.

There is a number of places where you can find a good painting contractor. A few examples are the yellow pages, the internet and your local newspaper. However, the best place to find a good professional painting contractor is to ask your friends or coworkers for a reference. If you are fortunate enough to receive a referral from someone you trust, be sure to ask the person a few questions about the contractor before you call for an estimate. Ask them about the quality of their work, if they would hire them again for their next painting job and also if the price they charged them was fair and reasonable. If you cannot obtain a referral from someone you know you can check with your local Chamber of Commerce or Better Business Bureau and ask if they can refer someone to you.

After calling a painting contractor for an estimate, ask the contractor for a certificate of insurance. Quality contracting firms will provide you with copies of their certificates of insurance. Business registration with your state and municipality is generally a minimum requirement for most states.

Obtain references from the painting contractors you are thinking of hiring. Call and speak with the references honestly and openly about the services that the painting contractor provided to them. You want to be certain that you are hiring a professional painting contractor who will give you a quality job at a reasonable price.

It is extremely important that you obtain a written contract from the contractor. Professional contractors always encourage the use of a written contract. This contract should clearly state the scope of the work to be performed. It should also cover such items as all of the surfaces which are to be painted, what application methods will be used, the extent of surface preparation, time schedules for the project, and payment schedules.

A few other questions to ask include, how long has the contractor been in business? Be sure to hire someone who has been in business for at least a few years. Ask them about the experience levels of the companies workers, because there are some companies who will hire people with no experience to keep their overhead cost low. Also ask what type of preparation the painting contractor will do on your job, preparation is the most important step in painting any surface.

Next you will need to ask if a paint warranty is included? If a paint warranty is included find out the length of time that the contractor will guarantee their work. Just telling you that there is a warranty is not enough, you must get the warranty in writing including any limitations.

Many contractors will ask for a down payment upon signing the contract. This is normal, however before giving a down payment be certain that you have completed checking all of your references and are that you feel comfortable with the contractor.

Finally, compare all your estimates very carefully. Remember that the lowest price is not always your best choice. Obtaining the lowest price should not be your primary consideration. You want to hire a skilled, experienced painting contractor who is honest and reliable at a fair price. If you want good quality and professional service, you must be willing to pay a little extra.
